Please read the ‘IMPORTANT INFORMATION’ section before booking your appointment.

This explains what will happen on the day of your appointment and what access the assessor will need. It is worth checking the EPC Register before booking to see if you already have a valid EPC and to find out the Energy Rating for your property.

IMPORTANT INFORMATION - PLEASE READ BEFORE BOOKING

WHAT WE NEED TO COMPLETE THE EPC ASSESSMENT

Assessments usually take around 30 minutes on site for a three/four bedroom sized house. Your assessor will need access to every room in the property, including living rooms, bedrooms, bathrooms, loft rooms, attics and basements. They will walk around the property and sketch a floor plan, capturing all room dimensions. They will take photos where necessary to provide evidence of the information they capture.

  • For EPCs the assessor will need to collect key information that affects the energy efficiency of the property. For example, the type of room heating and water heating systems / boiler / immersion tank, radiators and thermostats, lighting, windows, wall, floor and roof insulation, solar panels, electricity and gas meters.
  • The assessor may require documentary evidence to prove the existence of elements that can’t be visually checked, e.g. insulation under floors or inside walls.
  • For floor plans the assessor will take photos of the position of kitchen and bathroom facilities, e.g. the position of the hob, sink, bath, shower within the rooms they are in.

If any room in the property is not accessible, for example people sleeping in a bedroom, someone using the bathroom etc, the assessor will not be able to complete the assessment.

The certificate is usually produced within 24 hours of the assessment taking place.
Once we receive your payment we will lodge the new EPC on the EPC Register and we will email you a link to it.

EVIDENCE OF INSULATION

If there is no access to check for insulation, for example in the walls or floor, in a flat roof, or in a loft conversion with sloping ceilings and no access hatch to flat ceilings or eaves areas, we will require written documentation stating where the insulation is, what type of insulation it is, its thickness in millimetres and when it was installed. This may be from a builder, installer or architect, on their letterhead, or from Building Control document.
We can not accept receipts for the purchase of insulation as this does not prove in which property the insulation has been installed.
If insulation is not accessible and there is no documentation proving its existence, assumptions will be made using the age of the building and building regulations at the time it was built.
For example: Victorian buildings were not fitted with insulation when they were built. If it is not accessible, we would need documentation as evidence to prove insulation has been retrospectively installed in a Victorian building, otherwise it will be assumed that no insulation is present.

APPOINTMENT ARRIVAL TIMES

As every property is different we can’t book exact arrival times. Appointments take around 15 minutes for a 1 or 2 bedroom sized property, 30 to 45 mins for a 5 or 6 bedroom property. The size of your property will determine the time your appointment takes. We try to carry out assessments in the morning and then process the EPCs and Floorplans in the afternoon so you should receive them the same day.

LEGAL REQUIREMENTS

It is a legal requirement for a property that is being let or sold to have a valid Energy Performance Certificate in place BEFORE the property is let, sold or marketed (before it is publicly advertised for sale or let, whether privately or through an agent, online or on the high st). Failure to have a current EPC in place can result in prosecution and fines.
