EPC Appointments
The EPC will show the energy performance of a property on a scale A to G (A being most efficient and G being least efficient). This tells the property owner, prospective buyer, landlord or tenant where improvements can be made on the property for it to become more energy efficient and environmentally friendly, which in turn will reduce the properties energy costs.
It is a legal requirement in the UK to have an EPC for a property that is being sold or let and it is the property owners responsibility to arrange the EPC. Properties cannot be marketed for sale or let without a valid EPC and there are fines ranging from £200 to £5000 for none compliance.
Minimum Energy Efficiency Standards or MEES legislation came into effect in April 2018. The standards are set out by the UK Government for commercially let properties, this includes domestic properties that are let out by a landlord either privately, through an agent or through social housing. These properties must achieve a minimum Energy Rating of an E. If they achieve an F or G rating the landlord cannot renew or grant a new tenancy of longer than 6 months and must make immediate improvements to the property. A further EPC will be required to take into account any improvements. There are fines ranging from £200 to £5000 for none compliance.
