EPCs & Floor Plans, Brighton & Hove

We are ‘Brighton & Hove EPC’s’ and our Energy Assessors are trained by the ‘Energy Trust‘, qualified by City & Guilds and members of the accreditation body ‘Elmhurst Energy‘. We carry out energy efficiency assessments on EXISTING DOMESTIC properties to produce Energy Performance Certificates (EPCs). We also produce Floor Plans for use when marketing a property for sale or rent.

EPC Appointments

An EPC appointment involves visiting a property and collecting and interpreting data on the dimensions, construction, insulation, heating and hot water provision of that property. It takes around 30 minutes in the property and then processing time in the office. The data collected is entered into an approved software programme known as RdSAP (Reduced Data Standard Assessment Procedure) and the EPC is produced and lodged on the EPC Register and issued to the client. EPCs are usually completed, lodged and issued within 24 hours of the initial assessment.

The EPC will show the energy performance of a property on a scale A to G (A being most efficient and G being least efficient). This tells the property owner, prospective buyer, landlord or tenant where improvements can be made on the property for it to become more energy efficient and environmentally friendly, which in turn will reduce the properties energy costs.

It is a legal requirement in the UK to have an EPC for a property that is being sold or let and it is the property owners responsibility to arrange the EPC. Properties cannot be marketed for sale or let without a valid EPC and there are fines ranging from £200 to £5000 for none compliance.

Minimum Energy Efficiency Standards or MEES legislation came into effect in April 2018. The standards are set out by the UK Government for commercially let properties, this includes domestic properties that are let out by a landlord either privately, through an agent or through social housing. These properties must achieve a minimum Energy Rating of an E. If they achieve an F or G rating the landlord cannot renew or grant a new tenancy of longer than 6 months and must make immediate improvements to the property. A further EPC will be required to take into account any improvements. There are fines ranging from £200 to £5000 for none compliance.

Floor Plan Appointments

A Floor Plan is a drawing that shows the size, shape and arrangement of rooms in a building, as viewed from above. A Floor Plan appointment involves an assessor visiting a property and entering each room to capture dimensions and take note of key features that will be included on the Floor Plan. This is then reproduced back in the office using professional software resulting in a detailed Floor Plan that includes dimensions, current or assumed room usage, bathroom and kitchen facilities. Appointments take around half an hour on average, depending on the size of the property. Floor Plans are usually completed and issued within 24 hours of the initial appointment.
