Our EPC Service
We can provide a fully managed service for Landlords, Estate Agents and Letting Agents whereby if you provide us with details of your properties, at an appropriate date before the existing EPC is due to expire, we will contact the propety occupants to arrange for an assessor to visit the property. Alternatively you can contact us on an adhoc basis and book an appointment as and when you require. Once complete the EPC will be lodged on the national register and a link to this will be emailed to you.
Our Floorplan Service
We produce detailed and professional Floorplans showing the current or assumed use of each room in a property. Our assessors are professionaly trained and accredited and have experience in all property types across Brighton & Hove. Our Floorplans include dimensions and features such as kitchen appliances and bathroom fittings. We label rooms according to their current or assumed use, e.g. Kitchen, Bathroom, Bedroom and Lounge.
EPC Legal Requirements
It is a legal requirement in the UK for all domestic properties that are to be sold or let to have a valid EPC made available free of charge to prospective buyers or tenants, BEFORE the properety goes to market.
For rental properties the Energy Rating achieved on the certificate must be a minimum of an ‘E’ on the A to G rating scale, ‘A’ being very efficienct and ‘G’ being very inefficient. For sales there is no minimum rating required. Since 1 April 2020, landlords can no longer let or continue to let properties if they have an EPC rating below E, unless they have a valid exemption in place. If there is already a tenant in place or the landlord is planning to let a property, they must make immediate improvments to the property to improve the Energy Rating to at least an E.
An EPC includes recommendations for how to improve the energy rating of a property, detailing the expected improvement to the energy rating and estimated cost savings to the occupant if each recommendation is implemented.
There are exemptions to this legislation dependant on circumstances whereby a property that does not achieve a minimum E rating can still be let out. This will requiire the owner / landord to apply for an exemption to the legislation through their local council.

Please Note: The definition of a property in EPC legislation is a ‘self contained unit’. This means a property that does NOT share kitchen and/or bathroom facilities with any other property. So a self contained flat within a house DOES require its own EPC. A flat in the same house that shares a bathroom or kitchen with another flat in that house is not a self contained unit and therefore it DOES NOT require an EPC. If the entire house is sold as one property, it will require an EPC in its own right.
